Our standard Buyers Inspection includes review per the ASHI Standards (and beyond) of:

  9. ATTIC, VENTILATION, AND INSULATION

Building a new house?

Hire us for phase, or for a pre-drywall framing and mechanical inspection. We'll do everything in our power to
make sure nobody covers up a problem, such as fastener issues, framing or trusses damaged by plumbers,
electricians, or HVAC installers (often the case).  We'll also point out unprotected plumbing and electrical runs.  






PRE-SALE INSPECTIONS FOR SELLERS

  • Maximize the sale price by presenting the best home you can, as well as the most accurate disclosure.

Imagine marketing your home and selling it fast for top dollar! Imagine no more. We'll come in and point out
problems or safety concerns in advance, so you have the opportunity to correct as many things as you elect
prior to marketing your home. Your Realtor can only help you to a certain extent with pre-marketing prep. We'll
handle the rest. Here, we objectively point out items that concern us- or may concern or alarm a Buyer.   

     TWO LEVELS OF SERVICE ARE OFFERED:

  1. Verbal consultation allows us to offer a very low price (generally $150.00 off our normal fee). No written
    report or photos. You take the notes. Use the knowledge gained to make improvements in advance of a
    Buyer's formal Inspection, or just use it to make a more accurate disclosure. You decide what to repair
    or disclose. (We require you to do one or the other). It can make everyone's life easier!
  2. Our full inspection is the same service as a Buyer would typically have performed, and includes our
    custom photo report.

Pros & Cons:

A Home inspection report done for the Seller is simply that: A service provided for another party, with NO
recourse provisions for the Buyer. In other words, the inspector who performed this service has no obligation to
anyone except who they contracted with. This is why Buyers should absolutely hire their own inspector,
regardless of who performed the Sellers inspection, unless of coarse the Sellers inspector is willing to
reassign the report. Most inspectors (including us) do not offer to do so.

In our experience, a Buyer will want to select their own Inspector, arranging the Inspection after the offer is
accepted, as is traditional. Consumers are well educated these days, and more people are hiring Home
Inspectors. Many Buyers actually want to be present during the Inspection, and typically will not fully trust any
previous inspection. Their Agents will also encourage them to have their own Professional Home Inspection
performed. We understand that once you've decided to sell, the last thing you want to do is spend more than
you have to on your current home.

If you go to market prematurely, you may face a rude awakening when a Buyer comes along with a sharp
Professional Home Inspector. Spending a few hundred dollars on our pre-sale inspection may not only help
expedite the sale, it may very well net you thousands of dollars more for your home!  


NOTE: BUYERS BEWARE.  THIS COMPANY ALWAYS RECOMMENDS A BUYER INTERVIEW AND HIRE THEIR
OWN INSPECTOR, AND THAT THEY NOT TO RELY ON ANY PRE-SALE INSPECTION REPORT.  CONDITIONS
CAN AND DO CHANGE.  BECAUSE HAWAII LACKS REGULATION FOR HOME INSPECTORS, INSPECTOR /  
INSPECTION QUALITY IN HAWAII RANGES FROM UNETHICAL AND SUPERFICIAL TO EXCELLENT AND
RESPECTFULLY CERTIFIED.   BUYERS, INSPECTIONS PERFORMED FOR A SELLER OFFER NO
INSPECTION CONTRACT PROTECTION OR INSURANCES WHATSOEVER TO THE BUYER, FROM THE PRE-
SALE INSPECTOR.  SELLERS, ANY INSPECTOR WHO TELLS YOU OR YOUR LISTING AGENT IT WILL BE OK
FOR A BUYER TO WAIVE THEIR INSPECTION (DUE TO THEIR PRE-SALE INSPECTION) IS PUTTING EVERY
ONE IN THE TRANSACTION AT HIGH RISK FOR PROBLEMS AND RELATED LITIGATION.  



VERBAL CONSULTATION SERVICES

Verbal services are available for many items. These range from second opinions, builder punch review, review
of certain areas only, etc.  A verbal professional opinion service, with no written report, photos, contract.  Hourly
rate $ 125.00, one hour minimum.

We'd be happy to review another Inspectors findings should you need additional information.  Sometimes just
having a better understanding of a situation, and the presentation of additional options is all that is needed to
gain the confidence to proceed. Don't walk away from your dream home prematurely!

Builder Punch Services- Objective eyes for contractors.  

Just for you guys, another set of eyes that will find what you missed. Can you afford to put a home on the
market only to be embarrassed when a Buyer comes along, with a private Home Inspector (like us) who
reveals real, embarrassing problems? Hire us for a verbal evaluation. We'll help make sure you are ready.
We've inspected several new homes this year (by various builders) that have had several real, inexcusable
defects.
